Full Measured Survey

​

A full survey is taken of the Existing Structure & all relevant  external features.

​

Existing Drawings Set

​

A full set of existing drawings is created comprising of Site Plans, Floor Plans, Elevations, Sections & 3D Views.

 

Draft Proposals

​

Following the initial conversation a Draft set of proposals is then developed for Client Approval. 

​

Planning Application Submittal

​

This is then developed up to a stage the client is happy with. Its then submitted for planning approval with the relevant Local Authority. 

​

(Planning Fee's Payable via the Client) 

 

All corespondance with planning is taken care of & changes allowed for, all with mind to gain consent for the proposals, & if complications arise we have 

experience & expertise to find a soloution. 

​

Planning consent is usually achived within an 8 week period.​

​

Architectural Visualizations

​

For the more adventurous of designs, or to help clients understand the design, advanced Visulizations can be provided as well as fully animated fly-thru presentations. 

​

These can help strengthen the planning application process, as well as giving the client a real idea of the final finished project.

​

Light studies can also be carried out to see the effect of designs on neighbouring properties.

​

Planning Application Granted

​

Once planning has been granted by the relevant Local Authority, it will be time to use the planning drawings as a base for creating a set of drawings suitable for Building Control Assesment & with enough information for Builders to use to provide accurate quotations.

 

Structural Engineer Input

​

The first step towards this is to get a structural engineer to provide the detailed information regarding the structure that building control will need to assess.

​

We will get multiple quotes on your behalf to ensure the work will be carried out competitively, Once chosen the engineer will be appointed directly to the client & all fees invoiced outside of the architectural service.

​

Costs vary depending on the complexity of the scheme, but based on a typical domestic extension, they can range between £500 - £1500.

​

Building Regulations Application

​

This information will then be used and integrated into the detailed set of drawings comprising of Proposed Plans, Elevations, Detailed Sections, and Construction Notes. 

 

These will then be submitted to either the Local Authority or alternatively an Approved Inspector to check over for approval.

​

The fee for this phase will be directly payable by the client and is usually split up into two payments,  

The first cost for the plans assessment, and the second just before the job starts on site will be for the inspectors visits to site during the build.

​

Costs vary but would likely be around £800-£1000 based on a typical domestic extension. 

​

Builders Quotations

​

Builders can now be approached with confidence as planning consent is present as well as a full set of approved drawings with structural information so they can provide the most accurate quotations.

​

Homebuilders Contract

​

Once a client is happy with the quotations received and has chosen a builder to proceed with, we would recommend taking the time to fill out a standard Home Builders contract so you both know where you stand with regards to cost & timescales etc.
